Minimum Qualifications

Application Screening Criteria

  • Proof of Lawful Verifiable Income
  • Copy of government-issued ID
  • Rental reference information of previous 3 years
  • Dependent information (optional)
  • Co-applicants: All other occupants above the age of 18 must submit their own separate application.
  • Service Animal information (must be screened through PetScreening – $20 fee per animal. 
  • Emotional Support Animal information (must be screened through PetScreening – Free
  • Have a photo of your pet ready
  • Dogs only – Proof of breed, age, and weight (examples include a pet license or vet documentation)

Reasons to be Declined

  • Income less than 2.5x monthly rent
  • Credit below 675
  • Accounts that are not in good standing
  • Any eviction judgments within the last 7 years
  • Non-discharged bankruptcies
  • We do not allow pets less than 4 months old, and we cannot rent to aggressive breeds.
  • Negative Landlord Reference
  • Move in dates too far in future
  • NOTE: We do not process incomplete applications. Ensure your application includes all necessary materials before submitting.

HOW TO APPLY

  • Where to find the Application

    On our properties list page, find your property of interest, then select the ‘Apply now’ button in blue text.

  • Co-Applicants

    Everyone over the age of 18 living in the home MUST apply. Therefore, to help prevent delays, please make sure all your co-applicants complete the application as well.

  • Income Verification

    Make sure the income listed on your application matches the employer information listed. 

  • Move-in Funds

    Your move-in funds (your first month’s rent and security deposit) are required within 24 hours of approval of your application.

  • Property Comes As-is

    Please note that all of our properties are rented as-is. This means we do not accommodate requests for cosmetic alterations or improvements, such as wall painting, blinds installation, etc.

  • Cosigners & Guarantors Policies

    Not Accepted


    We do not allow cosigners or guarantors. Therefore, if you do not meet our standard application criteria, you will be denied.

  • Service Animals & ESAs

    Required Documentation

    If you have a service animal or assistance animal, please ensure you complete a screening application at https://missioncenterproperties.petscreening.com. A $20 application fee applies, which will be refunded upon confirmation of the assistance animal's status. Failure to submit an ESA profile may result in your application being deemed incomplete and potentially given lower priority compared to others that are complete.

  • Pet Policies

    Dogs: If you are applying with a dog in a pet-friendly property, please provide a recent photo of your dog and documentation showing the dog’s date of birth (dogs under 4 months old are not accepted). Acceptable documentation includes immunization records or adoption papers. Please be aware that the property may have additional pet-related costs such as pet rent or a pet deposit. Verify the pet terms and policy before submitting your application.


    Cats: If you are applying with a cat for a property that permits cats, please provide the following information: 1) Cat's Name 2) Cat's Breed 3) Cat's Weight 4) Cat's Age 5) Recent Photo of the Cat. Please be aware that the property may require pet rent or a pet deposit. Verify the pet terms and policy before submitting your application.

HOW TO APPLY

Approved Application

If your application is approved, please note that the security deposit and first month’s rent are due in full upon signing the lease. The lease start date must occur within 14 days from the property's available date as indicated in the advertisement.
